Our Fix & Flip loan tiers are based upon number of completed flips in the past 24 months. The greater the number of completed flips, the higher the leverage (LTC/LTV) and better pricing we can offer.

Tier 1 & Tier 2

Max Leverage

  • Up to 90% of purchase price

  • 75% of after repair value

  • 100% of rehab costs (via holdback)

Qualification

  • 5 completed flips in the last 2 years

  • No bankruptcy filing within the last 24 months

  • No financial crimes ever

  • Personal guarantee required

  • Minimum FICO of 680

  • $50,000 cash reserves

Tier 3

Max Leverage

  • Up to 85% of purchase price

  • 75% of after repair value

  • 100% of rehab costs (via holdback)

Qualification

  • 2 completed flips in the last 2 years

  • No bankruptcy filing within the last 24 months

  • No financial crimes ever

  • Personal guarantee required

  • Minimum FICO of 700

  • All closing costs plus rehab budget cash reserves

Tier 4

Max Leverage

  • Up to 75% of purchase price

  • 70% of after repair value

  • 100% of rehab costs (via holdback)

Qualification

  • 0 completed flips in the last 2 years

  • No bankruptcy filing within the last 24 months

  • No financial crimes ever

  • Personal guarantee required

  • Minimum FICO of 700

  • All closing costs plus rehab budget cash reserves
